Off-Market Investment Properties in Scarborough, Ontario

Jania Group is a real estate investment company — active buyers, not agents or a brokerage. We source off-market and wholesale properties across Scarborough and bring them straight to investors on our buyer list, before they reach MLS. Scarborough is bungalow country with some of the most accessible price points in Toronto, which makes it a favourite for house hackers and cash-flow investors — and the best-priced properties move off-market before they ever list.

We spend our time finding motivated sellers, estates and tired landlords across Scarborough, then hand you the opportunity with the numbers already done. This page is part of our wider Ontario off-market network.

Off-Market Opportunities Across Scarborough’s Neighbourhoods

Scarborough offers a different kind of deal in every pocket, and we source off-market investment properties across all of them:

Birchcliff, Cliffside & the Bluffs — older bungalows near the waterfront, strong for house hacking, fixer-upper flips and appreciation.

Agincourt & Malvern — among the most affordable pockets, ideal for cheap rental properties and higher-yield buy-and-hold.

Guildwood, West Hill & Morningside — bungalows well suited to secondary suites and house hacking.

Kennedy Park & Eglinton East — along the Crosstown LRT, prime for BRRRR and appreciation near new transit.

Rouge & Highland Creek — near UTSC and Centennial, strong for student rentals and multi-unit conversions.

The Kinds of Deals We Bring Investors

Whatever your strategy, we source the property types that fit it:

  • Fixer uppers & flip houses — distressed and dated properties bought below retail, ready to renovate and resell
  • Buy-and-hold rentals — cheap rental properties and cash-flowing houses
  • BRRRR candidates — discounted homes with the spread to buy, renovate, refinance and repeat
  • House-hacking properties — homes with legal or addable secondary suites
  • Student & multi-unit — per-room rentals and duplex/triplex conversions
  • Wholesale assignments — contracts we assign to you at a built-in, disclosed price

Joining our Scarborough buyer list is free — you only ever pay when you close a deal you choose, through a disclosed assignment fee. No competing offers, no bidding wars, just off market real estate deals sent straight to you.

Wholesale & Off-Market Buying FAQ

What is a wholesale or off-market property? A property we’ve put under contract with a motivated seller and offer to investors before it is publicly listed. You buy at a price negotiated off-market — often below retail — either by taking an assignment of our purchase contract or buying directly.

How does an assignment work? We secure the property under a purchase agreement, then assign that contract to you for an assignment fee. You step into our position and close directly with the seller. The fee is disclosed up front and built into the price you see.

Is a deposit required? Yes. Once you commit to an accepted deal, a deposit is required to secure it, held per the agreement. Deposits on accepted wholesale deals are generally non-refundable — which is why due diligence happens before you commit, not after.

Are offers conditional or firm? Off-market deals are typically firm and unconditional — no financing or inspection conditions. Run your inspections and your numbers before you sign; firm terms are what let the seller accept a discount.

How fast can you close? It depends entirely on the seller’s situation. Closings range from as little as 5 days to as long as 6 months, so there’s room for cash buyers who need speed and for investors who need time to arrange financing.

Do I need cash? Cash or private/hard-money financing suits the fastest deals, but longer closing windows leave room for conventional financing on many properties.

Is there a cost to join the buyer list? No. Joining is free. We only earn on a deal you choose to buy, through the assignment fee, disclosed up front.

How often do deals come up in Scarborough? Deal flow varies. Buyers on the list are notified first when a property is secured.
