Wholesale & Off-Market Buying FAQ

What is a wholesale or off-market property? A property we’ve put under contract with a motivated seller and offer to investors before it is publicly listed. You buy at a price negotiated off-market — often below retail — either by taking an assignment of our purchase contract or buying directly.

How does an assignment work? We secure the property under a purchase agreement, then assign that contract to you for an assignment fee. You step into our position and close directly with the seller. The fee is disclosed up front and built into the price you see.

Is a deposit required? Yes. Once you commit to an accepted deal, a deposit is required to secure it, held per the agreement. Deposits on accepted wholesale deals are generally non-refundable — which is why due diligence happens before you commit, not after.

Are offers conditional or firm? Off-market deals are typically firm and unconditional — no financing or inspection conditions. Run your inspections and your numbers before you sign; firm terms are what let the seller accept a discount.

How fast can you close? It depends entirely on the seller’s situation. Closings range from as little as 5 days to as long as 6 months, so there’s room for cash buyers who need speed and for investors who need time to arrange financing.

Do I need cash? Cash or private/hard-money financing suits the fastest deals, but longer closing windows leave room for conventional financing on many properties.

Is there a cost to join the buyer list? No. Joining is free. We only earn on a deal you choose to buy, through the assignment fee, disclosed up front.

How often do deals come up in Toronto? Deal flow varies. Buyers on the list are notified first when a property is secured.
